1. Your Roof Is Getting Up There in Years
Most asphalt shingle roofs last 20–30 years, depending on the quality of the materials, installation, and how much weather they’ve taken. If your roof is pushing 20 or more and starting to show wear, repairs start to become a temporary fix. 2. Missing, Curling, or Buckling Shingles
Walk around the house (or use binoculars if it’s steep) and look carefully. Missing tabs leave the underlayment or deck exposed. Curling edges or buckling in the middle usually means the asphalt has dried out and lost its flexibility. A few here and there can often be repaired. Widespread issues across multiple slopes usually point toward replacement.
3. Granules in the Gutters and Downspouts
Those little sand-like particles are the protective coating on asphalt shingles. When they start shedding in noticeable amounts, the shingles are wearing thin and becoming more vulnerable to UV damage and leaks. Check after a good rain—if you’re seeing piles of granules, take note.
4. Visible Daylight from the Attic
On a bright day, head into the attic with a flashlight turned off. If you can see pinholes of light coming through the roof deck, the structure itself has gaps. That’s not a small problem. Water and pests can get in, and the decking may already be compromised.
5. Sagging or Uneven Roofline
A dip or wave in the roof plane is more than cosmetic. It often means the decking or framing underneath has been weakened by moisture over time. This is one of those “call someone soon” situations.
6. Recurring Leaks or Water Stains Indoors
One leak after a big storm can sometimes be patched. Multiple leaks, or the same area leaking again after previous repairs, usually means the roof system is failing more broadly. Water stains on ceilings or walls, damp insulation, or a musty smell in the attic are red flags that moisture has already made its way inside.
7. Damaged or Missing Flashing

8. Moss, Algae, or Excessive Debris Buildup
A little moss or those dark algae streaks aren’t always urgent, but they hold moisture against the shingles and can speed up deterioration. Combined with other signs, they add to the case for replacement.
9. Higher Energy Bills or Poor Attic Ventilation
A failing roof often goes hand-in-hand with ventilation problems. Trapped heat and moisture in the attic can make your HVAC work harder and shorten the life of the roofing materials. Proper intake and exhaust ventilation is part of any quality roofing system.
